I am brand new to this forum and about to buy a used Minnie 22R. I have a few question if this would be a good purchase or not. Need some feedback.
Details:
Minnie Winnie 22 R
2017
49,000 miles
3 owners
450 Chassi with the V10
sway bars front and rear
New tires all around from 2025
New brakes
Solar power
inverter
Interior looks great. Has the Golden honey color. No damage no leaks.
Awning has a rip but otherwise working.
Hand a recent synthetic oil change.
Engine sounds really good but then again, you never know.
Outside has sun damage. Been sitting in California for a while
I noticed cracks on rubber engine mounts
Undercarriage dirty but no damage.

My question is and I know it’s difficult to determine but with all the extras this unit has, even though it’s a 2017 model and they are asking 47,000 for it. It seems to be a pretty solid buy.

Thoughts.
 
Not having lived in California for many years, I do remember the dreaded emissions tests. If still going on I would make sure the unit passes. I would not let the awning by with a rip in it, costly to replace. You did not mention anything about the appliances. You want to check everything, water heater, frig., stove, water pump and the list could go on.
I would check all of the steering components again a costly fix.

Not to disagree as we all have different history and that history can often change our views! I know of no major issues with that specific RV but always look at many of those small points that sellers may try to slide by us!
One thing that I am a real bug on is testing the holding tanks as they are frequent problems if it is an RV in the wrong situation!
Deaths can put an RV on the market and the sellers may not know that things were not drained for last winter! If the holding tanks and lines are frozen, I run! Almost impossible to replacethe tanks in any practical way!
But the awning? I ran one for five years at one point by just adding iron on patches like
used for jeans repair! Depends on how big and how the appearance effects how you feel about it? A few helpers to put the p[atches on inside as well as outside to double them and we were good to go for the price at the time. We might do it different now??

But there is a great tool for looking at things we can't see and one of those is how the plumbing drains are set up.
Interactive parts catalog lets you look at lots of things.
One I have complaints on is when the drain has a complex setup for opening the valves.
This RVseems as simple/good? as it gets! Ignore the second option for tank below the other one!

When they both just pull straight out, there is less to come loose or break down by sticking! No extra pumps to move waste up and over as well!
 
Look at other’s for sale nationwide to get an idea of what reasonable asking prices are. Try www.rvtrader.com.

And it’s best to ignore “extras” they’re nice but shouldn’t be added into the pricing.
 
Get it hooked up to water and power and test everything. Solar is a blanket statement. Panels? Batteries? Components? It could be lots of money or it could be almost nothing. Drive it.....up a hill, and push it a bit.
