The problem turned out to be the motor. The replacement part comes with the gearbox so both were replaced and it sounds like butter!
These things are very complicated and apparently a bit prone to fail after a few years. There are 22 lubrication points alone! We got 4 years including 3 of constant travel so I guess we did OK.
I also never considered the steps failing nor how debilitating it would be. We're so high off the ground and getting in and out without the steps is not safe.
Am glad we had a pro take care of it.
