I don't know what other people do, but I definitely lub my step. Kwikee has a spray can of lub available and I carry it with me. About every two months (not as often as recommended) I get down and spray all the moving joints. Most of them can be reached from the top along the edges of the step, but there are a couple around the motor and drive shaft that you have to get under the step to get where you can see to hit with spray.
Like you, at one time I had a step that wouldn't move quite like it should and I started to pay attention to the maintenance of it a little more.

Having owned 3 motor homes with retracting steps I have only used heavy duty silicone spray. I tried white lithium grease spray and it attracted too much dirt and grime. Haven't had a problem since using silicone.

I use the Kwikee spray robbstein mentioned. It quickly dries to a waxy material that isn't too bad about attracting dirt.

I've tried a couple of different things, and settled on the Kwikee spray lube. I roll under my rig once a year and lube every joint/metal to metal moving area on the steps that I can find. I thought once a year was the recommended interval -- maybe not, but seems often enough to make mine work well!

I also use Kwikee Spray Lube ...
Until yours arrives you can use WD-40 ... it is not an actual lubricant but it will help those tight joints ... and it will not hurt anything
Be careful when lubricating your steps ... I turn the steps to ON ... lay on the ground out of reach of the steps and then have my wife open and close the door so that the steps retract and extend ... making sure that the lubricant gets worked into the moving joints ... there are moving parts on the motor ... at the end of a big shaft ... and on both sides of your steps ...

I also use the Kwikee Spray Lubricant and I also have my DW move the steps while I am under (out of the way of the steps) to make sure that all of the moving parts get some lub on them.

Ditto the Kwikee spray lube. Do mine each spring and fall. They have so far always worked well.
