roof sealing

I have a 2011 Sunnybrook Harmony 21FBS; it appears to be very similar to the Minnie Winnie 2106FBS in floor plan and construction. I have a rubber roof and it is sealed along the side seams with some sort of white looking "caulk" or sealant. The A/C, vents and all other penetrations including the seam across the front that seals the roof to the front fiberglass section; all these are a dense black looking stuff. More solid than flashing cement.

The trailer had been pulled from New Mexico to Texas in 2011 and sat outside since and needs cleaned. Has some mold/mildew especially on north side and roof. I am hesitant to power wash or use bleach or similar.

The seal looks all intact BUT I am not really sure (being a newb). There is no evidence of any leaking inside the cabin. I would like to know what the white "caulk" looking stuff is that was used to seal the side seams and what the black "flashing cement" stuff is that seals the penetrations and forward seam. It is probably the same stuff used currently on the Minnie Winnie trailers (I am guessing due to parentage and similar construction). My owners manual says to call the dealer for these materials.

Last, the window seals... appears to be silicone but not 100 percent sure here either. Here is a pic of the black stuff (I can't swear it was black from day one but it is now and also slightly crazed where you can see "white" in crazing.) No cracking that goes all the way through that I can see. I also don't have the optional ladder and would like to know specifically what fasteners are used on a Minnie Winnie ladder. Thanks!

That looks like Di-Cor self leveling caulk.... The black is discoloration due to dirt and gunk from sitting outside....the white cracks you are seeing is actually the non contaminated white Di-Cor showing thru.

Agree w/saddlesore; I have the same trailer (Harmony 21fbs) and caulk looks the same. All Dicor as far as I know. If I get my gumption up, I may try to clean the sealant and roof once the rain quits.
I called the dealer who called the factory on the rear ladder, rear ladder not an option on Harmony as there is no support structure in the wall. Not sure I beleive it, as the first Minnie s did have rear ladders in 2013. Here's a pic of how I modified the pantry Much more usable space now. Lots more mods to share.

Once I figured out the picture was sideways, I was impressed. Right now the little door as you enter the bathroom gives you a junk collector area. I am not real confident with chopping wood up and installing slide doors (assume you used the old paneling?). What did you do with the 120VAC and rf cable, etc? The stereo got moved and I connect mine to the tv with cables so I can play DVDs. Is your TV cabled to the stereo and if so, what happened to the wires?

The cabinet is held together with pocket screws, just unscrew and reconfigure at will. I Used new ply for the large slides, a local cabinet shop made the two new doors. All wires route behind panels for a neat look. I sent you a PM, look in the upper right corner of your screen.

Hello Bill, you have to go in on your computer or device and rotate/save each photo taken "upright" before uploading to iRV2. Pictures I've taken upright with my phone are saved by default in the "landscape" mode. You have to rotate each photo taken (back) to "portrait" orientation, save it, then upload to your post. Hope this helps.

I sent my email addy to you in a PM; did you get it? Keep in mind that not being a carpenter, I won't know what any term means like "pocket screw". I googled the term and the screws I saw looked a bit like finishing nails with very small heads that mostly had star or square drive slots.

PS: If the pics are sideways when you are going to post, I use MSPaint to rotate them. Very easy to do.
